Probate leads for real estate investors and agents
New probate estates in your county, every morning.
We collect new estate filings from county court records each day, find the house, and score it for your strategy. Every lead includes the executor's mailing address. Our competitors' monthly lists often run a month behind. Ours arrive the morning after a filing becomes public.
$97 a month per county after the trial. Cancel online anytime. Each county is limited to 5 subscribers.

A filing is news for a few weeks. Then everyone has it.
Our competitors compile their probate lists monthly. We collect every morning, so you can plan your first letter while their monthly lists are still being put together.
Day 1 = the morning after a filing appears in the public record. "About day 30": one leading probate-data provider's own comparison says its records average about 30 days old (source).

Counties
Where we collect today, and how many seats are left
Each county is sold to at most 5 subscribers, so a lead isn't mailed by fifty investors at once. Seats below are live.
| County | Estates, 30 days | Per week | House matched | Executor out of state | Price | Seats |

Don't see your county? Join the waitlist and we'll tell you when it opens. We add counties where the court publishes filings we're allowed to collect.

How it's built
What our system does, and where it falls short
Our system
Our proprietary system watches official county court records every morning, matches each new estate to property records, and scores it for your strategy. Every lead comes from public records, delivered the day after they appear.
Every day
We collect each morning and keep every record, with its history. When a case changes (an executor is appointed, the case closes) the change is recorded.
What we can't do
- We don't find a house for every estate. Over the last 30 days we matched about half to two thirds of estates to a property. Some people rented, some homes were already sold or held in a trust, and some estates own no real estate.
- Name matches can be wrong. Each lead says how we matched it and how sure we are. Confirm ownership before you act.
- Some counties' records don't list every detail, like bedrooms and baths. Scores use what's available and say so.
- Scores are triage, not appraisals. Every point comes with its reason.
Outreach Code
These are families first
Every subscriber agrees to a short code of conduct. It protects the families, and it protects your reputation in your market.
- Mail firstStart with a respectful letter. No door-knocking at an occupied home.
- Stop means stopHonor every request to stop contact, in every channel, right away.
- Follow the lawPhone and text outreach must follow federal and state telemarketing rules, including Do Not Call.
- Tell the truthNo pressure tactics and no misleading offers.

Questions
How do I cancel?
Online, from the account link in every email, in two clicks. No call, no chat. If you cancel during the 7-day trial, you're never charged the $97.
When does the trial turn into a paid plan?
Seven days after you start. We email you before it does. Then it renews monthly at $97 per county until you cancel.
How do the leads arrive?
A spreadsheet (CSV) by email each morning, sorted by the strategy you picked. It opens in Excel or Google Sheets and imports into most CRMs.
Is it legal to use probate records this way?
Probate filings are public court records. We collect only from official public sources that allow it, and we don't sell in states with laws against using public records for solicitation. How you contact people is governed by marketing law, which is why every subscriber agrees to the Outreach Code.
Can you mail the letters for me?
Yes, with Mail Autopilot. Each new estate gets five letters over four months, signed with your name and contact details, sent to the executor, the heirs and the family at the house. Letters stop when someone asks, when the estate closes, or when you turn it off. $49 a month plus $1.49 for each first letter and $1.25 for each follow-up, with a monthly cap you choose.
Why no phone numbers?
Phone and text outreach to people who never gave consent carries real legal risk, and families find it intrusive. A letter works and keeps you safe.
What does "5 subscribers per county" mean?
At most five subscribers get leads for a county. When a county is full, new buyers join its waitlist. To be a county's only subscriber, choose the only-subscriber seat ($597 a month) while the county has no subscribers.
Are there bundles?
Yes, applied automatically at checkout. Any 3 counties are $197 a month. All 5 Maryland counties are $297, and the 4 Atlanta-area counties are $247. Smaller counties (fewer than 40 estates a month) are $67 on their own. Yearly plans get 2 months free.
